Position:        Associate Housing Developer

Status:            Exempt, Full-time Regular

Position Summary: The Associate Housing Developer position performs work in the real estate development of housing projects to further the Northwest Housing Alternatives’ (NHA) mission to provide affordable housing to those with low incomes including families, seniors, people with disabilities and people experiencing homelessness.

 

The Associate Housing Developer provides assistance to other members of the Housing Development Team and may lead projects that are somewhat straight forward in financing and construction and smaller in scale compared to other projects. The Associate Housing Developer position is junior to the Housing Developer position in that the skills and experience required are less, the scope of work primarily supports the whole team, and the lead assignments are smaller in scale and not as complex as other projects. The position is intended to be a precursor to the position of a Housing Developer.


Key Responsibilities:

 

  1. Assist in obtaining financing for projects including grants, loans, tax credits and other subsidies by collecting and circulating documents.
  2. Assist in preparing funding applications by collecting documents, conducting research, completing forms, and assembling/submitting application materials. 
  3. Produce reports required by funders and investors. 
  4. Obtain bids for professional services as directed, executing the NHA procurement policy and maintaining current pools of qualified professions from which to consider for various supportive development tasks, such as Level 1 Environmental review, etc.
  5. Assist in the execution of contracts for professional supportive services necessary for the development process, such as market studies, radon tests, etc.
  6. Assist in the coordination community input and/or land use review processes by arranging meetings, providing required notice, and obtaining, setting up, and returning equipment.
  7. Assist in the construction management process by collecting invoices, preparing requisitions and draw requests, and collaborating with NHA’s Finance department to ensure vendors are paid in a timely fashion. 
  8. Assist in project closeout by collecting documents, completing forms, and submitting materials as directed. 
  9. Provide general administrative and clerical support for the Housing Development staff, coordinate events, develop material, etc.
  10. Ensure the implementation of, and adherence to, all NHA policies, procedures and protocols; and actively work to implement NHA social and racial equity goals.
  11. Establish and maintain records of all activities.
  12. Participate in cross departmental committees such as operation logistics, technology, safety, sustainability, and diversity, equity and inclusion.
  13. May lead a housing development project as assigned.
  14. Other duties as assigned.

Essential Knowledge, Skills, and Abilities

  1. Bachelor’s degree in Business Finance, Community Development, Real Estate Development, Construction Management, or related field or equivalent related work experience.
  2. Exposure to, or experience in, real estate development, underwriting, affordable housing development, construction, construction management, or related field.
  3. Ability to work in a collaborative, dynamic, and changing team environment.
  4. Demonstrated ability to work with, and connect with, a diverse stakeholder community.
  5. Excellent organizational skills, including accuracy, follow through, and attention to detail.
  6. Excellent oral skills and a comfort in public speaking environments.
  7. Excellent written communication skills with an emphasis on technical writing.
  8. Excellent computer skills including advanced proficiency in Excel and online research.
  9. Ability to travel to remote job-sites and spend long hours on your feet.
  10. Valid driver’s license, good driving record and own reliable transportation with current insurance. Frequent travel within the Portland-Metro area can be expected.
  11. Demonstrated deep commitment to social and community service.
